PIE 123 now online: Property financing code sought as summer in Europe begins
The search for the code of financing is going to take at least the summer for European real estate players, and the genius of Leonardo Da Vinci or the cunning of the Illuminati to crack it. Items in June PIE, Edition 123 show that property owners are slipping under ever more pressure from tenant-occupiers as economies gear down and space requirements dwindle. Banks, to their credit, are working with owners to find creative ways of financing that prevent the need for foreclosure and/or having to take on asset management, or sell into a still-unstable marketplace. This will be the key to unlocking the direction of pricing and values. PIE 123 contains details of no fewer than three of our Property Breakfasts to attend in June - in Milan on the 10th, Paris on the 18th, and Madrid on the 19th. PFE/PIE is organising panels on Italian real estate at Expo Italia Real Estate trade fair, and on German valulations in the French and Spanish capitals. As usual, we have canvassed a host of views on Mainland Europe property in this PIE baking - Patrizia's Arwed Fischer, Sonae Sierra's Alvaro Portela, Europa Capital's Noel Manns, Assoimobiliare's Gualtiero Tamburini, Pacific Star's Wilfred Wong, Jones Lang LaSalle's Christian Ulbrich, Prologis's Ben Bannatyne, Union Investment's Reinhard Kutscher, Invesco Real Estate's Kim Politzer, and WW Advisors' David Swan... And Guest Columns from Alberto Alvarez of Momentum Real Estate in Madrid, Philippe Le Trung from Foncière des Régions in Paris, Giacomo Morri from Qiref in Milan, and Andrea Ciaramella from RICS Italia.
