"No, we think values will not be fully recovered.. they have only recently started to stabilise and still have to grow by 25%. We do not see this happen in 2011 and not even in the next few years. Recovery is still fragile and vulnerable to negative surprises such that prime rental growth will be modest. We do not expect rents beyond the prime segment to recover."
